With almost 5 years focused on the practice of commercial leasing, real estate transactions and housing court litigation throughout the New York City metropolitan area, Karl Dowden is a real estate attorney with the experience to make real estate law simple for his clients. He has offices in Westchester County (located in downtown White Plains) as well as in New York City (located in midtown Manhattan across the street from Grand Central).

Karl Dowden has represented landlords and tenants in commercial leasing matters, residential and commercial purchasers and sellers, property owners in commercial refinances as well as commercial and residential landlords and tenants in housing court litigation.

Karl Dowden is a proud alumni of SUNY Geneseo (Class of 2010) and Brooklyn Law School (Class of 2013). He graduated from Brooklyn Law School with a Certificate in Real Estate Law, highlighting his dedication to practice in the field early in his career.

Commercial Leasing

Karl Dowden has represented commercial landlords and tenants in hundreds of commercial leasing matters.
He represented landlords who lease retail and office space throughout the New York City metropolitan area, including negotiating leases with national and regional fast food brands in Manhattan, Brooklyn and the Bronx; with retail stores in Brooklyn, Washington Heights, Harlem and Yonkers; with supermarket chains for mall and retail space in New Jersey; and with office tenants in Long Island City, Queens, Hempstead, Long Island and Peekskill, Westchester County.
He also represented tenants leasing space to operate high end restaurants located in Manhattan and Long Island, national coffeehouse chains as well as small businesses opening new locations in Manhattan and Brooklyn. Further, he has represented tenants in the negotiation of office leases throughout Manhattan.

Commercial Assignment and Subleases

Karl Dowden has experience representing commercial tenants looking to assign or sublease their commercial or office space as well as representing those assignors and subtenants entering into assignments and subleases.

Commercial Purchase, Sale, or Refinance

Karl Dowden has represented commercial owners in dozens of transactions involving the purchase, sale and refinance of property throughout New York City, including purchases and sales of retail properties in Manhattan and the Bronx as well as refinances of properties located in Manhattan, Brooklyn, Queens and New Jersey. He has experience facilitating 1031 exchanges in conjunction with qualified intermediaries structured to minimize his clients' tax liability.

Residential Purchase or Sale

Karl Dowden has represented people who have both purchased and sold their homes. Whether it's representing a purchaser or seller in the negotiation of a Contract of Sale, addressing the numerous legal and/or title issues which arise between the Contract and the closing or addressing issues after the closing, Karl has zealously represented his client's interests throughout each transaction. He is particularly familiar with the process of guiding clients through the purchase or sale of coops and condos in Manhattan, Brooklyn, Scarsdale and Yonkers as well as purchases of single family homes in Brooklyn, the town of Carmel (located in Putnam County) and the town of Stony Point (located in Rockland County).

License Agreements for pop-up retail stores & food halls

Karl Dowden can represent property owners and companies in connection with negotiating License Agreements for pop up spaces, food halls and retail. He has represented licensors in connection with licensing retail space throughout Manhattan and the Bronx for both pop up space and for retail as well as represented a licensee for space in the Pennsy food hall located next to Penn Station.

Location Agreements for film shoots

Karl Dowden can represent the property owners and film or photography companies in connection with location agreements for film and photo shoots. He has represented property owners in connection with location agreements located in Westchester County and Washington Heights, Manhattan.

License Agreements for temporary office spaces

For tenants leasing office space, Karl can assist in exploring the opportunity to enter into short term occupancy agreements with other professions to monetize unused office space.

Residential and Commercial Landlord/Tenant Litigation

Karl Dowden has experience representing landlords and tenants in commercial and residential landlord-tenant litigation. My experience includes making appearances in housing courts located in Manhattan, Brooklyn, the Bronx and Yonkers on both non-payment and holdover proceedings.
